I have designed this page to not only provide information about the various communities in the West St. Louis county area, but to provide a history of home sales activity for the past 5 years. This will help you get a better grasp on the real estate market and home values within our market area. The statistical information is from MARIS (Mid America Regional Information System) -- our MLS. Our property searches can be completed in many different ways. Our primary search is completed by School District and then broken down by the high schools within the school district. Some districts have just one high school while some of the larger districts have as many as 4 high schools. You can complete your own MLS HOME SEARCH or REGISTER for a customized home search. If you are looking for new construction or a newer home, Clayton is not for you -- although you will find a sprinkling of new or newer homes where an older home has been torn down. Homes are older (50+), charming, lots of brick and range in price from around $290,000 for a 1700 square foot 3 bedroom home to over $2,000,000 for a sprawling mansion. On average, homes in Clayton have appreciated approximately 5.18% per year over the past 5 years.

95.49% |    The CITY OF EUREKA is located along Interstate 44 at the southwestern end of St. Louis County and just south of Wildwood. The Shawnee Indians were the first inhabitants of the area currently known as Eureka. Eureka was founded in 1858 when it was laid out as a village along the route of the Missouri Pacific Railroad. In was incorporated as a fourth class city with an area of 2.7 square miles on April 7, 1954. Eureka currently has a populatation of approxmately 7,700 and a land area of 10.1 square miles. It is a thriving, growing community with a charming "Old Town" area with its numerous antique and art shops, florist and gift shops, and restaurants. SIX FLAGS ST. LOUIS is also located in Eureka. Children living in Eureka attend schools in the AAA ROCKWOOD SCHOOL DISTRICT. EUREKA HOUSING MARKET -- The housing market in Eureka is very diverse. Tax Considerations >Taxable Profits
If you are thinking of selling your home and your house has risen in value since you purchased it, or you have accumulated a lot of deferred profit from previous sales, the Taxpayer Relief Act passed in 1997 could be of tremendous value.
Prior to this law, when a homeowner moved to a smaller home, relocated to a less costly area, or made a decision to rent, they were left with unfavorable tax consequences. The old tax law allowed people who sold their homes to defer tax on any profit by buying a replacement home of at least equal value within two years. At age 55, they could permanently escape tax on up to $125,000 of profit, but any profit in excess of that amount was taxable unless a new home was bought.
The good news is that with homes sold after May 6, 1997, homeowners can make as much as $500,000 tax-free profits on the sale of a principal residence for joint filers or $250,000 for single filers. The $500,000 capital gains exclusion removed taxes as a consideration for most home sellers by giving them flexibility to trade up or down. It has also allowed homeowners to preserve the savings value of a home when they sell, provided they use the property as their principal residence for two of the prior five years prior to the sale.
