When moving to a new location, it is so difficult to get a true assessment of home values in the new area. I have designed this page to not only provide information about the various communities in the West St. Louis county area, but to provide a history of home sales activity for the past 5 years. This will help you get a better grasp on the real estate market and home values within our market area. The statistical information is from MARIS (Mid America Regional Information System) -- our MLS. Our property searches can be completed in many different ways. Our primary search is completed by School District and then broken down by the high schools within the school district. Some districts have just one high school while some of the larger districts have as many as 4 high schools. You can complete your own MLS HOME SEARCH or REGISTER for a customized home search. Should you have questions about any of our communities or housing values within those communities, please don't hesitate to contact me.

CLAYTON REAL ESTATE RECAP -- The residential areas consist of charming, older neighborhoods with tree-lined streets. If you are looking for new construction or a newer home, Clayton is not for you -- although you will find a sprinkling of new or newer homes where an older home has been torn down. Homes are older (50+), charming, lots of brick and range in price from around $290,000 for a 1700 square foot 3 bedroom home to over $2,000,000 for a sprawling mansion. On average, homes in Clayton have appreciated approximately 5.18% per year over the past 5 years.

Making An Offer >Good Faith Deposits
After many months of searching, you have found your ideal house. You are a little older and a little wiser now, so you want to give the impression that you are serious without appearing to be too eager. What should you do? In the marketplace, "money talks."
There is no absolute rule about how much "good-faith" deposit you should put down--but it is a tool to make your point with the seller. The typical $1,000 will hold many homes for you, except in larger-home markets where it may be critical for you to show that you are an especially serious and able buyer. You don't want to make a deposit that is too large in case there is a problem getting your money back, but if your offer is substantially below the asking price, a larger deposit--$5,000 or $10,000--might influence the seller.
If you make a low deposit with your offer, be sure to provide for an increased deposit when the offer is accepted or upon removal of the contingencies.
|
| Q |
What does "contingency" mean in real estate?
|
| A |
A contingency is a specified event that must take place before a home purchase contract is binding; for example, a sale can be said to be "contingent upon the sale of the buyer's current residence." |
