ST CHARLES COUNTY  is and has been growing  quickly.  Several major corporations have moved their facilities to  ST CHARLES COUNTY  which has helped spur the growth and provided more affordable housing for their employees.  There are 3 bridges that span the Missouri River and connect St. Louis County with St. Charles County.  The opening of the Page Avenue Extension has helped alleviate some of the congestion on both Highway 40 and Highway 70. 

The housing market in St. Charles County remains strong.  Housing is newer and more affordable than homes in the West St. Louis County area.

If thinking of selling, it is so important to price right and get your home in the best condition possible. CLEAN, CLEANCLEAN and DECLUTTER!  Remove wallpaper, paint and replace carpet if needed.  You will see a return on your investment.

If thinking of buying and you want a deal, look at the home that have been sitting on the market for awhile.  Homes new on the market that are priced well and are in excellent condition will sell quickly and for at or close to list price.  Those homes that need some work and are not priced well and are sitting on the market will be your buy.

St. Charles Missouri is the second largest city in th St. Louis Metropolitan area and it has a proud past and a promising future!  The City of St. Charles is a charming, historic town that plays host to over 1.5 million visitors each year.  St. Charles was the organization point for the Lewis and Clark Expedition in 1804 and was Missouri's first state capitol.  Today, it serves as the county seat for the fastest growing county in Missouri.

St. Charles is located just  minutes from Lambert-St. Louis Airport and is about a 30 minute commute to downtown St. Louis via Interstate 70.

Within the boundaries of St. Charles High School, a total of 249 homes sold in 2008 with an average sales price of $150,243 and average days on market of 64.





Within the boundaries of St. Charles West High School, a total of 145 homes sold in 2008 with an average sales price of $197,154 and average days on market of 82.




In Orchard Farm School District, 68 homes sold in 2008 with an average sales price of $243,339 and Average Days on Market of 103.

St. Peters is a dynamic, progressive and growing community located in St. Charles County along Interstate 70, approximately 30 minutes west of downtown St. Louis. St. Peters is the 7th fasted growing city in Missouri, with a population approaching 57,000!  

The City of St. Peters has over 19 parks covering 580 acres, an 18 hole golf course, 9 miles of pedestrian trails, a Community and Arts Center, the Senior Center and the incredible RECPLEX -- the 124,000 square foot indoor recreation center. Mid-Rivers Mall is also located in St. Peters. 

Children living in St. Peters would attend schools either in the ST. CHARLES SCHOOL DISTRICT, the FORT ZUMWALT SCHOOL DISTRICT, or the FRANCIS HOWELL SCHOOL DISTRICT.  

In St. Peters in 2008 the housing market was down somewhat with a total of 743 homes selling with an average sales price of $177,616, taking an average of 75 days to sell. 

O'Fallon -- nearly 29 square miles and a population of over 65,000! It is the center of Missouri's fastest growing county and has ideal access to both Intersate 64 to the south and Interstate 70 to the north. 

O'Fallon is home to over 130 local industries, including Citigroup, MasterCard International, Nordyne Inc. MEMC Electronics, True Fitness Technology, just to name a few!  

Children living in O'Fallon would attend school in one of three excellent school districts: 

FRANCIS HOWELL SCHOOL DISTRICT
FORT ZUMWALT SCHOOL DISTRICT

Accepting An Offer >Negotiating Factors

Negotiations for the sale of a home can be affected by emotional factors. For example, it is easy to be offended by someone who is making an offer on your property. Even if the buyers love your house, they are trying to negotiate the best possible price and terms. They probably will not let you know how much they want your home until they have negotiated a purchase agreement.

Buyers almost never write offers that please the sellers entirely. Offers and counter offers may be traded back and forth over days or weeks. Terms of the sale will be discussed and deadlines will be set. When there is finally a meeting of the minds, both sides may feel relieved but exhausted by the process. One of a real estate agent's most important jobs is to act as the intermediary during such negotiations.
